About Mark Beaumont Estate Agents
We are a sales and lettings agent in South East London, and an independent family business. Mark has been an estate agent since the mid 1980s, and opened Mark Beaumont Estate Agents on his own in 1999.
We sell, let and manage property across Lewisham, Bromley and the wider London and Kent area. Our clients come first, and you will find us honest. Much of our business comes from recommendation and repeat customers.
Questions about our guides
Are the guides really free?
Yes. There is nothing to pay and you are not asked to instruct us. We are an estate and letting agent, so we hope you will think of us if you need help, but reading a guide does not commit you to anything.
What happens to my email address?
If you only ask for a guide, we do not save your email address in our database. For the guide for families and executors, we do not save your email address at all. Our email service, Mailjet, keeps a short-lived record that the email was sent. If you also tick the newsletter box, we keep your email address, your first name if you give it, and a record of what you agreed to. Every newsletter has an unsubscribe link. Full details are in our privacy notice.
Will I be added to a mailing list?
Only if you ask. On the Section 8 page there is an optional box for our monthly property newsletter. You get the guide whether or not you tick it, and if you tick it you can unsubscribe at any time.
Is it legal advice?
No. The guides are general information, not legal or tax advice, and they cannot cover your own circumstances. We are an estate and letting agent, not a law firm. For your own case, take advice before you act.
How up to date is the Section 8 guide after the Renters' Rights Act?
The Section 8 guide reflects the Renters' Rights Act 2025 as it applies to private tenancies in England from 1 May 2026, when Section 21 notices were abolished and Section 8 became the only route to possession. It was correct as at 7 October 2026. The law is still changing, so check the current gov.uk guidance, or take advice, before you serve a notice. Treat the guide as out of date after 31 March 2027, or sooner if a newer version is available.
What does a Section 8 notice do?
A Section 8 notice is the notice a landlord in England uses to say they want possession on one or more grounds. It is not an eviction. The date on it is the earliest date the landlord can apply to court, not a leave-by date, and only a court can order a tenant to leave.
Would you like to talk it through?
Leave your name and how you would like us to get in touch, and someone from our office will talk it through with you; you are not asked to instruct us.
