How we use your data
Last updated: 22 October 2026
Who we are
We are Mark Beaumont Ltd, trading as Mark Beaumont Estate Agents, company number 06725786. Registered office: 24 Scotts Road, Bromley BR1 3QD. Trading address: 1 Scotts Place, Bromley BR1 3QD. We are the "controller" of your data, which means we decide how and why it is used. Our ICO registration number is Z2197794. Contact: admin@markbeaumont.com.
What we collect on this page
- Your email address (needed).
- Your first name (optional).
- If you tick the newsletter box: a record of your agreement - the date and time, the exact wording you agreed to, and the version of this notice that was live.
- The date and time you clicked the confirmation link.
- If you use the “reach out” form on our /probate page: your name, your phone number or email address, how you want us to contact you, and anything you write in the message box (see the section below).
- If you sign up on our stand-alone newsletter page instead of requesting the guide, we collect the same details (your email address, your first name if you give it, and a record of what you agreed to) and we only save them after you click the confirmation link in our email.
We do not collect your IP address ourselves, and we do not use advertising or tracking cookies on this page. Our hosting provider keeps routine server logs, which include IP addresses, for security and fault-finding.
What we use it for, and our legal basis
- To send you the guide you asked for, and to check your email address is yours. Basis: legitimate interests (we need to do this to give you what you requested).
- If you ticked the box: to send you our monthly property newsletter. Basis: your consent. You can withdraw it at any time and it will not affect anything done before.
- To keep a record that you agreed (or unsubscribed), so we can prove it and make sure we never email you against your wishes. Basis: legitimate interests.
We do not sell your data, and we do not use it to make automated decisions about you.
Who handles your data for us
- Mailjet (email delivery) - sends the confirmation email and the newsletter.
- Supabase (database) - stores your subscriber record. Database region: Ireland (EU).
- Netlify (website hosting) - hosts this page and the guide.
These companies act on our instructions under contracts with us. Some may process data outside the UK, including in the EU or the US. Where a provider processes data outside the UK, we rely on UK adequacy regulations (for example for the EU and EEA) or on the ICO's international data transfer addendum to the standard contractual clauses in the provider's contract. We may also share data where the law requires, for example with a regulator.
How long we keep it
- Request not confirmed: we keep nothing, and the link stops working after 7 days.
- Guide only (you did not tick the box): we do not add you to our database.
- Newsletter subscriber: for as long as you stay subscribed. If you have not opened or clicked anything for 24 months we will stop emailing you and remove your name.
- If you unsubscribe: we keep your email address on a "do not email" list so we can honour your choice, and a minimal record of your consent and unsubscribe dates (no name) for 6 years, so we can answer any complaint or claim.
Your rights
You can ask us to give you a copy of your data, correct it, delete it, restrict how we use it, or move it to another provider. You can object to our use of your data on the basis of legitimate interests, and you can withdraw your consent at any time. To unsubscribe, use the link in any newsletter or email admin@markbeaumont.com. We will deal with requests within one month.
Complaints
Please tell us first at admin@markbeaumont.com or by post to 1 Scotts Place, Bromley BR1 3QD, and we will acknowledge your complaint within 30 days and respond without undue delay. You can also complain to the Information Commissioner's Office at ico.org.uk/make-a-complaint or on 0303 123 1113.
The guide for families and executors: “The family home after a loss”
If you ask for this guide on our /probate page, we ask only for your email address and, if you wish, your first name. We use them only to send you the link to the guide. We do not add you to any mailing list, and we will not email you again unless you ask us to.
- When you request the guide, we do not ask for your address, your phone number, or any information about the person who has died, and we do not ask you to tell us about your situation.
- We do not save your email address in our database. Our email delivery service, Mailjet, keeps a record that the confirmation email was sent for a limited time, and our hosting provider, Netlify, keeps routine server logs.
- Basis: legitimate interests (we need to do this to give you what you asked for).
- The link in the email works for 7 days. If you do not click it, we keep nothing.
- Your rights and how to complain are explained above. You can contact us at admin@markbeaumont.com.
If you ask us to get back to you
When you use the “reach out” form on our /probate page, we ask for your name, how you would like us to get in touch (phone call, WhatsApp or email), your phone number or email address, and anything you choose to tell us in the message box. You can write what you like.
We use this only to get back to you about your question. The form sends it as an email to our office mailbox (admin@markbeaumont.com). We do not add it to our client database or any mailing list, we do not send you marketing, and we do not link it to any request you may have made for the guide. Basis: legitimate interests (we need to use your details to answer you).
Who handles it: Mailjet (the email delivery service that sends the message to our office), Microsoft (our email provider, where the message is kept in our office mailbox), and Netlify (our website host, which keeps routine server logs including IP addresses). Our form does not itself record your IP address or keep a copy of what you type. Mailjet keeps a record of emails it has sent for a limited time, under its own settings.
If you tell us something sensitive, such as about health, money or family circumstances, we use it only to answer your question. Only the people in our office who deal with enquiries can see it, and we do not pass it to anyone else or use it for anything else.
If you choose WhatsApp, we reply from our business number to the number you gave us, only about your question. WhatsApp is run by Meta, which handles messages under its own terms. We do not add your number to any WhatsApp broadcast list or group. If you choose phone, we call the number you gave us and may make a short note of your question.
How long we keep it: if you do not become a client, we delete the email, any WhatsApp chat and any call note once your question has been dealt with, and in any case within 3 months of our last contact with you. If you do become a client, we keep it as part of your client record, as explained when you instruct us. Your rights and how to complain are set out above. You can ask us to delete it sooner by emailing admin@markbeaumont.com.
Your choice
Giving us your email is not a legal or contractual requirement, but we cannot send the guide without it. The newsletter is optional and does not affect your access to the guide.
