Section 8 notices, explained: our guide in one download

Section 21 has gone, so Section 8 is now the route for a landlord who needs possession. We have put our whole 12-part Section 8 series into one 50-page guide, in plain English. It covers how Section 8 works now, the grounds for possession one by one, and practical points for landlords, executors and student HMO owners. Watch the short video, then download the guide.

General information for landlords in England, not legal advice. The guide is correct as at 7 October 2026. The law is still changing, so check gov.uk or take advice before you serve a notice. We are an estate and letting agent, not a law firm. The video is presented by an AI-generated avatar and cloned voice of Mark Beaumont.

Respect orders added to Ground 7A from 26 October

Ground 7A is the Section 8 ground a landlord can use once a court has already dealt with anti-social behaviour by the tenant, or someone living in or visiting the property, in one of five ways, such as a serious offence conviction or breach of an injunction. It is mandatory: once the landlord proves it, the court has to grant possession. From 26 October 2026, the injunction condition also covers breach of a respect order under the Anti-social Behaviour, Crime and Policing Act 2014. The court outcome must already be in place, and the notice still has to be served correctly and within the time limits. Our free guide covers all five conditions.

Landlord register: opens 15 December, region by region

A new government property register for private landlords opens on 15 December 2026, starting in the West Midlands. It is being introduced region by region, so landlords in South East London and Kent are not required to register this December. Your deadline depends on where each property is, not where you live. On the government's published regional timetable, London's window runs from 15 July to 14 October 2027 and Kent, which is in the South East region, runs from 15 March to 14 June 2027. Those dates are the government's published plan, but the regulations behind them are still in draft, so check gov.uk for your deadline.
